What You Can Expect

 

RENT COLLECTION & FINANCIAL STATEMENTS

We understand that accurate and timely financial management of your rental income is important. We can take care of all aspects of manageing your property including the collection of rent, payment of rates, insurance and service charges.

PropertyMe Owner App details all income and expenditure associated with your investment property, sharing insights into the property’s financial performance. Reporting at tax time is also a breeze; share your statements and any expense invoices directly from the Owner App to your accountant.

 

INSPECTIONS

Our aim is to maximise the rental return on your investment. Druing our regular routine inspections, our role is to assess how well your tenant is looking after your property and determine if there are any maintenance issues or repairs that require attention. You will receive a thorough report with:

  • Approximately 5 photos of each room following each inspection detailing the condition of the property.
  • A detailed condition report will also be carried out at the beginning of the tenancy, and upon the tenant vacating, prior to the relase of the bond.

As an extra service, we offer annual video inspection so you can see for yourself how the property is being maintained.

 

REPAIRS AND MAINTENANCE

We will triage and facilitate all maintenance and repairs requests for your property. Repairs and maintenance tasks are carried out promptly by our team of reliable, qualified and insured tradespeople to ensure your tenants have a safe and fit home to reside in. Should a repair item be over the agreed maintenance spending limit, we will arrange a quote for your consideration. We believe in taking a procative approach to property repairs and maintenance is important in saving our clients hundreds, if not thousands of dollars, in emergency repairs should they be left ignored.

LEASE RENEAL AND RENT REVIEWS

90 days prior to the expiry of the lease, we will contact you to discuss the renewal of the Lease Agreement. During this discussion, we will also inform you of any changes to market conditions and make suitable recommedations to the currently weekly rent. Upon your approval, we will then issue the appropriate notices and arrange for the new Lease Agreement to be signed.
